How accurate are LociAI fair values?

We check our own work. Every LociAI fair value is a comp-anchored estimate made before a property sells — so when a valued listing later closes, we compare our number to the actual sold price and publish the aggregate results here. No cherry-picking: the back-test covers every valued listing that subsequently sold, and it updates as the sample grows.

We’re building the verified sample. LociAI went live on the Ontario MLS feed recently, so most of the listings we’ve valued haven’t had time to sell yet. We publish headline accuracy once at least 30 valued listings have subsequently closed — 0 verified so far. Check back soon.

Methodology

  • Every figure comes from listings LociAI valued before the sale closed — never retro-fitted.
  • Errors are measured against the actual MLS sold price: |fair value − sold| ÷ sold.
  • Only aggregates are published — never individual properties or sold prices.
  • Fair values are comps-anchored estimates for research, not appraisals; land listings are excluded (no comp model).
